I HARRY ALSTON of Number 10 Charleville Circus Sydenham in the County of Kent Gentleman hereby revok all former Wills and testamentary dispositions made by me and declare this to be my last Will and Testament. I appoint my Wife Isabella Charlotte Alston of Number 10 Charleville Circus aforesaid and my brother Rowland Alston of No 4 Fenchurch Street in the City of London (hereinafter called
my Trustees) to be the EXECUTRIX and EXECUTOR of this my Will And I appoint my said Trustees to be the Guardians of my infant children I give all my plate linen china glass books pictures wines liquors furniture and other household effects and all my carriages and horses to my said Wife Isabella Charlotte Alston absolutely And I also give to her the sum of Two hundred pounds to be paid immediately after my decease I devise and bequeath all my real and personal estate not hereby otherwise disposed of unto my Trustees Upon trust that my Trustees shall sell call in and convert into money the sammpor such part thereof as shall not consist of money and shall with and out of the moneys produced by such sale calling in and conversion and with and out of my ready money pay my funeral and testamentary expenses and debts and the legacies bequeathed by this may Will or any Codicil hereto but so that the proceeds of real estate shall not be applied in payment of legacies unless the other moneys applicable thereto under this trust shall be insufficient for payment thereof and shall with the consent in writing of my said wife during her life and after her decease at the discretion of the Trustees for the time being of this my Will invest the residue of the said moneys with power for my trustees from time to time with such consent or at such discretion as aforesaid to vary such investments And shall stand possessed of the said residuary trust moneys and the investments for the time being representing the same (hereinafter called the residuary trust funds) In trust to pay the income thereof to my said wife during her life and after her decease In trust for all my children Who being sons shall attain the age of twenty one years or being daughters shall attain that age or marry under that age in equal shares and if there shall be only one such child the whole to be in trust for that one child Provided always that if any child of mine shall die in my lifetime leaving a child or children Who shall survive me and being a son or sons shall attain the age of twenty one years or being a daughter or daughters shall attain that age or marry under that age then and in every such case the last mentioned child or children shall take and if more than one equally between them) the share Which his her or their parent would have taken of and in the residuary trust funds if such parent had survived me and attained the age of twenty one years or being a daughter or daughters had married under that age And I also declare that my Trustees may with the consent in writing of my said wife during her life and after her decease at their own discretion raise any part or parts not exceeding together one moiety of the expectant share of any child or grandchild of mine under, this my Will and apply the same for his or her advancement preferment or benefit as my Trustees shall think fit Provided always that during the lifetime of my said Wife my Trustees shall have power subject to the previous consent in writing of my said Wife to charge and be paid by the child or grandchild to whom such advancement is made interest thereon at the rate of four pounds per cent perannum until the death of my said wife or during such shorter period as she may in writing direct And I also declare that my Trustees may postpone the sale and conversion of any part of my real and personal estate for so long as they shall think fit and that the rents profits and
income to acorue from and after my decease of and from such part of my estate as shall for the time being remain unsold and unconverted shall after payment there out of all incidental expenses and outgoings be paid and applied to the person or persons and in the manner to whom and in which the income of the proceeds of such sale and conversion would for the time being be payable or applicable under this my Will if such sale and conversion had been actually made And I also declare that as regard to any real or leasehold property remaining unsold my Trustees shall be at Liberty to let or demise the same either from year to year or for any term of years at such rent and subject to such covenants and conditions as they shall think fit to accept surrenders of leases and tenancies to cut timber to expend money in repairs and improvements and generally to manage the property according to their absolute discretion. And I also declare that any money required for repairs or improvements may be raised either out of income or out of the capital of my estate as my Trustees shall under the circumstances think fair and equitable And I also declare that all moneys liable to be invested under this my Will may be invested on Government securities, or any other stocks funds or securities authorised by law for trust funds or on mortgage of any leasehold houses or land in England or Wales held for any term having sixty years to run at the time of.the investment And I also declare that the power of appointing new Trustees conferred by Statute shall for the purposes of this my Will be vested in My said Wife during her life And I also declare that the executors and trustees for the time being of this my Will may instead of acting personally employ and pay a Solicitor or other person to transact any business or do any act required to be done in connection with the administration of may estate or the trusts hereby declared including the receipt and payment of money and that any executor or trustee being a Solicitor or other person engaged in any profession or business may be so employed and shall be entitled to charge and be paid all professional or other charges for any business or act done by him or his firm in connection with the trust including any act which an executor or trustee not being a Solicitor or other person engaged as aforesaid could have done personally

THIS IS A LAST CODICIL by me Harry Alston of 10 Charleville Circus West Hill Sydenham in the County of Kent Gentleman to my last Will dated twenty ninth day of December One thousand eight hundred and ninety two Whereas by an Indenture of Lease dated the third day of April One thousand nine hundred I demised the premises known as 21 Downside Crescent Hampstead to my friend Alice Maud Kidd for a term of 21 years I hereby authorise and pray my Trustees so long as the said Alice Maud Kidd be living to waive the performance by the said Alice Maud Kidd of any of the covenants contained in the said Lease and I ask them to act in every respect in the same way in which they believe I should have acted and I delclare that my Trustees shall be in noways responsible for any loss whatever which may arise by their exercising this authority and acting with regard to the said Leave is hereinbefore set forth and that they shall be indemnified in respect of any loss out of my estate

THIS IS A CODICIL by me HARRY ALSTON late of Number 10 Charleville Circus but now of The Chestnuts Number 106 West Hill Sydenham in the County of Kent Gentleman to my Will dated the twenty ninth day of December One thousand eight hundred and ninety two Whereas by my said Will I have given to my wife Isabella Charlotte Alston the sum of Two hundred pounds to be paid immediately after my decease Now I hereby give to my said wife the sum of Seven hundred and fifty pounds to be paid immediately after my decease instead of the said sum of Two hundred pounds.
